Redwood City covers about 19 square miles, and the homes vary a lot from one end to the other. Mount Carmel and the neighborhoods around downtown have older single-family homes on flat lots. Emerald Hills and Farm Hills sit on slopes in the west. Redwood Shores was built starting in the 1960s on former salt ponds by the bay, and most of its homes are townhomes and condos.
Each area has its own door problems. Older homes have worn frames and hardware. Hillside homes shift and pull doors out of alignment. Salt air near the bay wears down locks and hinges faster than it does inland.
Homes on slopes move a little as the ground settles and drains. Doors start to drag, latches stop lining up, and gaps open at the top of the frame.
In Redwood Shores and other bayfront areas, locks, hinges, and slider rollers corrode faster. We replace them with hardware that holds up better near the water.
Houses in Mount Carmel and the surrounding neighborhoods often have worn original frames, loose hinges, and dated locksets that are easy to force.
Townhome and condo sliders take heavy daily use. Worn rollers and dirty tracks make them hard to open and hard to lock.
